The principal activity of the company continued to be that of providing residential and commercial properties. At the end of the period the scheme of 10 apartments at Verdant Place was complete and on sale. There were two schemes under construction at the former Roundhills swimming pool site and at Springwood Grove on the site of the former Conder building. The St Johns school development site was being re-marketed. The Cottis Yard multi storey car park transferred to Epping Forest District Council (”EFDC”) in March 2025. Results and dividends The results for the period are set out on page 7. The Company has achieved a pre-tax loss for the 18 month period of £16.2m which will be retained within reserves. The Company has reviewed the development scheme values included as stock in the accounts and has recognised impairments of £10.2m which have been included in operating costs for the period. During the period, the company has contributed directly to its ultimate shareholder, EFDC, a total of £7.7m loan interest payments. No ordinary dividends were paid. The directors do not recommend payment of a final dividend.
